When to Replace Fascias, Soffits and Guttering

Most people replace roofline when they get fed up of painting it. That is a reasonable trigger, but there is a better one: the moment the timber behind the paint stops holding a fixing. Once the fascia is soft, the guttering it carries is no longer properly supported and water starts finding the wall instead of the drain.

Six signs replacement beats repainting

One of these is a maintenance job. Three or more and you are painting something that needs replacing.

Why the gutters should go on at the same time

The gutter hangs off the fascia. Taking old guttering down, fitting new fascia and then refitting tired brackets and lengths is a false economy, and it usually means the joints leak within a season. Doing both together also means one set of access costs rather than two, which is where the real saving sits.

What replacement actually involves

Old timber and guttering come off, the rafter feet and wall plate are inspected properly, anything rotten is cut out and replaced, then new fascia, soffit with ventilation, and guttering go on with correct falls to the downpipe. Eaves ventilation matters here: sealing the roofline up tight without vents is a common cause of a loft that suddenly starts sweating.

uPVC or aluminium

uPVC is the standard choice, cost effective and maintenance free for decades. Aluminium costs more, looks sharper on period and larger properties, holds colour well and copes with long runs without joints. Both are a proper solution.
