Barn Conversion Roofing and Reroofing

Barn roofs combine big spans, exposed structure and planning conditions that dictate the covering — so the specification usually has to be agreed before the design is finished, not after.

Covering choice is usually a planning matter

On agricultural conversions the planning consent frequently specifies the roof covering, and often the fixing method and rooflight type as well. We work from the approved documents rather than assuming, and we'll flag early if a specified product creates a technical problem at the pitch involved so it can be resolved with the planners rather than on site.

Insulating without losing the structure

The appeal of a barn is the exposed frame, which rules out insulating between rafters in the usual way. That normally means a warm roof build-up above the rafters — which raises the roof line, changes the eaves and verge detailing and has to be coordinated with windows and gables. We work these details out with your builder before the covering is ordered.

  • Above-rafter insulation keeps the frame visible
  • Eaves, verge and abutment details all shift
  • Rooflight upstands must suit the new build-up

Rooflights and leadwork

Conservation rooflights sit flush and read correctly on a traditional roof; standard proprietary units often don't and can be refused. Around them, and at every abutment and valley, we use dressed lead to the correct code with proper bay lengths — on a large barn roof those details take longer than the tiling and matter more.

FAQs

Do you work directly for the main contractor?+

Either way — as a roofing subcontractor to your builder, or directly for you as client alongside them.

Can you match the original tiles from the barn?+

Where the original tiles are sound we sort and reuse them, topping up with matched handmade or reclaimed stock.

Can you help with the roofing part of a planning application?+

We can provide the roof specification and product details, though the application itself is for your architect or planning consultant.
