What the report covers
Covering condition and remaining life, fixings and evidence of nail fatigue, ridge, hip and verge condition, valleys, all flashings and abutments, chimney condition, rainwater goods, and the loft view — membrane, staining, ventilation and any daylight. Each finding is photographed and rated as urgent, needed soon, or monitor.
Why surveyors flag roofs so often
A general surveyor inspects from ground level and from the loft hatch, and will properly caveat anything they can't see. That's not evidence of a problem — it's the limits of their inspection. Frequently the roof is fine and the report simply unlocks the sale. When there is a genuine issue, you get a costed picture rather than an unknown.
Using it in a negotiation
Buyers use these reports to renegotiate on evidence rather than on a worst-case guess; sellers use them to head off a speculative reduction. Because the costs in the report are the same figures we'd quote for the work, they stand up to being tested by the other side.
