New build roofs are laid fast. The tiles are almost always fine; the details — verges, flashings, ventilation and dry-fix components — are where the snags hide.

New Build Roof Snagging — What to Check
  • Independent inspection with photographs
  • Verge, ridge and hip fixing checks
  • Flashing and abutment detailing
  • Ventilation path verification
  • Written list you can send to the developer
  • No pressure to use us for remedial work

The snags we find most often

Dry ridge and dry verge components fitted without the full fixing set, mortar bedding left cracked from day one, flashings dressed short into the brickwork instead of being wedged into a raked joint, and eaves ventilation blocked by insulation before handover. Individually small, collectively the reason a two-year-old roof is already staining a bedroom ceiling.

  • Missing or under-fixed dry-fix components
  • Short or mastic-sealed flashings
  • Blocked eaves ventilation
  • Loose or slipped tiles at hips and verges

How the inspection works

We inspect from ground and from safe access, photograph every defect and produce a written list you can send to your developer or warranty provider. We reference what's wrong and what good looks like, so the response can't be 'that's within tolerance' without evidence.

Using your warranty properly

New homes generally carry a structural warranty and a developer defect period. Roof defects reported with photographs early in that window are far easier to get resolved. We're happy for the developer's contractor to do the remedial work — the point of the report is that it gets done, and gets done right.

FAQs

Will you inspect if the developer is still on site?+

Yes, and it's the best time to do it — defects reported inside the defect period are the developer's responsibility.

Do I have to use you for the repairs?+

No. The inspection is a standalone service and there's no obligation.

Can you inspect the loft too?+

Yes — ventilation, insulation coverage, membrane condition and any daylight or staining are all part of the check.
