Valleys between properties
Where two terrace roofs meet, water is concentrated into a valley that often serves both houses. Old lead valleys crack at the laps and split where they've been walked on; concrete or mortar 'repairs' over the top trap water and make it worse. We renew the valley properly in the correct lead code, with the right bay lengths and a sound valley board underneath.
Party wall abutments
Where a parapet or party wall rises above the roofline, the flashing into it is the single most common leak point on a terrace. Mastic smeared into the joint is a two-year fix at best. We rake out, form the flashing in bays, wedge it into the raked joint and repoint — which is why those repairs then last.

Access without a side entrance
Mid-terrace access is the practical problem. We plan scaffold routes at the survey, agree any neighbour access in advance and in writing, and protect shared paths and planting. If a job needs a licence for pavement scaffold we'll tell you at quote stage rather than on the morning.

Do I need my neighbour's permission?+
For access over their property, yes — we'll help set that out clearly. Work on a shared valley may also engage the Party Wall Act; we'll flag it if so.
Can you repair just my half of a shared valley?+
Sometimes, but it's usually poor value. A valley renewed as one length lasts far longer than two halves lapped in the middle.
Can you match old terrace tiles?+
Usually. Reclaimed stock is widely available for common Victorian and Edwardian profiles, and we bring samples where the match is critical.
