Bungalow Roof Replacement — What's Different
Bungalows are cheaper to scaffold and quicker to strip than a two-storey house, but they carry two decisions most homeowners don't realise are on the table until the roof is off.

- Lower access costs than two-storey work
- Large roof area relative to floor area
- Insulation upgrade is easy while stripped
- Room-in-roof potential worth checking first
- Ventilation at eaves is critical
- Usually a shorter programme on site
The economics are different
A bungalow has a big roof over a small footprint, so materials are a larger share of the cost than on a semi — but scaffolding is lower and cheaper, and the strip and re-lay is faster. Net, most bungalow reroofs land at a similar order of cost to a comparable house, with a shorter time on site.
Decide about the loft before you strip
If there's any prospect of a room in the roof in the next decade, the reroof is the moment to think about it — trussed roofs can sometimes be altered far more economically while the covering is off, and the difference in cost between doing it now and doing it later is significant. We'll flag it at survey if your structure looks suitable; we won't push it if it doesn't.
Insulation and eaves ventilation
Bungalow lofts get cold and still, and shallow eaves are easy to block with insulation shoved into the corners. Every bungalow reroof we do gets eaves ventilation checked and, where needed, over-fascia or eaves vents fitted so the loft can breathe once the insulation is upgraded.
- ▸Check for blocked eaves before insulating deeper
- ▸Over-fascia ventilators where soffits are shallow
- ▸Cross-flow matters more in a wide shallow loft
FAQs
How long does a bungalow reroof take?+
Typically three to six working days for a standard detached bungalow, weather permitting, plus scaffold up and down.
Do I need to move out?+
No. The roof is stripped and covered in sections and the property stays weathertight overnight.
Can you upgrade my loft insulation at the same time?+
We can improve the roof-level detailing and ventilation. Full loft insulation top-ups are often best done from inside afterwards, and we'll advise on order of works.
