What causes a sagging roof
Three things, usually: undersized original rafters now carrying heavier concrete tiles than they were built for; failed or removed structural timbers in the loft (often from a botched conversion); or rotted wall plate / spreading walls. We diagnose which one before quoting.
When sagging is urgent vs cosmetic
A gentle dip in a 100-year-old roof is often fine. Active movement, cracked plasterwork inside, or doors that no longer close in upstairs rooms is a different story — that's structural and needs sorting now.

Rarely without warning. There's usually months or years of progressive movement first — but ignoring active sag risks expensive structural repairs later.
Do I need a structural engineer?+
For minor reinforcement we don't — we do this work routinely. For significant structural alterations we'll bring one in and coordinate.
