Damp Patch on the Ceiling: Leak or Condensation?
Quick test: a leak makes a brown edged stain that grows during or just after rain and dries between downpours. Condensation makes a soft grey or black patch, often with mould, that is worst in cold weather and worst near the loft hatch, bathroom or an outside wall.

Four checks you can do yourself
You do not need to go on the roof to narrow this down.
- ▸Colour: brown or tea coloured ring means water off timber, so a leak. Grey with black speckling means condensation and mould.
- ▸Timing: appears or grows within hours of rain, leak. Worst on cold mornings and in winter, condensation.
- ▸Location: under a chimney, valley or rooflight, leak. Along an outside wall, near the loft hatch or above a bathroom, condensation.
- ▸Loft check: torch the underside of the felt. Wet trails and daylight mean a leak. An even sparkle of droplets across the whole underside means condensation.
Why lofts sweat more than they used to
Warm damp air from bathrooms, kitchens and drying laundry rises into the loft, hits cold felt and turns back into water. Topping up insulation without keeping the eaves ventilation clear makes it worse, because the loft gets colder and the airflow that used to carry the moisture away is blocked. Extractor fans venting into the loft rather than through the roof are a common culprit too.
What the fix looks like
A leak is a roofing repair: tiles, flashing, valley or flat roof detail put right at the source. Condensation is a ventilation job: clearing or fitting eaves vents, adding tile or ridge vents, ducting extractor fans properly through the roof and making sure the loft hatch is draught sealed. Can it be both?+
Often it is. A small leak wets insulation, the loft gets damper and condensation follows. We deal with the leak first, then the ventilation.
Will the stain disappear once it is fixed?+
The damp will dry out but the mark usually needs a stain blocking primer before repainting. Wait until the plaster is properly dry.
How quickly should I act?+
Within days. Wet plasterboard sags, wet insulation stops working and wet timber eventually rots, which turns a small bill into a large one.
