Roof Repair Cost by Job Type

Roof repair is not one price, it is a dozen different jobs that share a ladder. A single slipped tile and a stripped and relaid valley sit at opposite ends of the scale. Here is what each job involves, what makes it dearer, and which ones are worth doing together while access is already sorted.

Slipped, cracked and missing tiles

The cheapest repair on the roof when it is one or two tiles reachable from a ladder or a tower. It gets dearer when the tile is discontinued and has to be matched, when the batten behind it has rotted and needs cutting in, or when the slipped tile is high on a steep pitch and needs a proper platform. We mechanically fix replacements rather than bedding them in mortar and hoping.

Lead flashing and chimney work

Flashing repairs range from redressing a lifted apron to stripping and renewing the full set of front apron, step flashings, soakers and back gutter in Code 4 or 5 lead. Price follows lead weight, the number of faces on the stack and access. Mastic over old lead is a six month fix, not a repair, and we will not quote it as one.

Valleys, ridges and verges

A valley repair means lifting tiles both sides, checking or replacing the valley liner and relaying, so it takes far longer than the visible damage suggests. Ridge and verge work is priced by the metre and by whether you re-bed in mortar or convert to a dry fixed mechanical system, which costs a little more now and stops the whole ridge coming loose again in ten years.

Felt and flat roof patching

A split or blown lap on a felt roof can be patched, and on a roof with life left in it that is sensible money. Where the deck underneath is soft, patching is throwing good money after bad, because the water is already in the boards. We probe the deck before quoting so you are not paying twice.

Combining jobs is where you save

If a tower or scaffold is going up for the chimney, having the gutters cleared, a couple of tiles swapped and the verge checked at the same time costs a fraction of separate visits. We will always point out what is worth folding into one trip, and equally what can safely wait until next year.

Which roof repair is most commonly needed?+

Slipped or cracked tiles, followed by failed lead flashing at a chimney. Between them they account for most of the leaks we are called to.

Why does a small valley leak cost more than a tile?+

Because the fix is not small. Tiles come off both slopes, the liner is inspected or renewed, and everything is relaid. The visible hole is the least of it.

Do you do temporary repairs?+

Where it is safe we can make a roof watertight the same visit and return to complete the permanent fix properly.
