Roof Cost by House Type: Terrace, Semi, Detached, Bungalow
House type changes a roof price more than most people expect, and not simply because bigger houses have bigger roofs. Access, party walls, scaffold position and the type of covering that came with the era all pull the number around. Here is how each of the four common types behaves.

Terraced houses
Small roof area, awkward everything else. Scaffold often has to come through the house or over a neighbour's ground, parapet walls and shared valleys need agreement, and the chimney stacks are frequently shared. Old slate is common, which is good news for reclaim. Terraces are rarely the cheapest job despite being the smallest roof.
Semi detached
The most predictable of the four. Access down one side, a straightforward pitch, and usually a concrete interlocking tile from the post war period which strips and relays cleanly. The party wall junction and any shared stack need care, and it is worth a quick conversation with the neighbour before scaffold arrives.
Detached
Biggest area and the widest price range, because complexity varies enormously. A simple gable ended detached prices well per square metre. Add hips, valleys, dormers, two chimneys and a conservatory to work around and the labour climbs faster than the area does.
Bungalows
Often the best value per square metre. Low height keeps scaffold modest, the pitch is usually walkable and gentle, and there is nothing above ground floor to work around. The roof area itself is large relative to the floor plan though, so the total is not as small as the house looks.
