How to tell what you actually need

Photograph the stain or damage from inside AND get a phone-camera shot up onto the roof from a bedroom window. Nine times in ten we can quote from photos before we even visit. A stain in the corner of the ceiling below the chimney is almost always flashing; a wet patch mid-ceiling under a pitched roof is usually a slipped tile.

When a repair isn't the answer

If you're needing 3+ small repairs a year, or your tiles are cement-fibre from the 70s (they de-laminate at 40+ years), a re-roof works out cheaper over 10 years. We'll say so honestly — we don't upsell into re-roofs that aren't needed.
