Full soffit and fascia replacement on a typical semi in 2026 runs £2,400–£3,800 all-in, or £55–£75 per linear metre including new gutter. UPVC comes with a 20-year manufacturer's guarantee.

Full replacement vs 'cover boards'
Some installers screw a 9mm UPVC cover board over the existing timber for £25–£35/m — it looks fine for a year then the hidden timber rots underneath. A proper replacement strips off the old timber, checks rafter feet, fits 16mm reinforced UPVC directly to the rafters, and vents the soffit.
Why soffit ventilation matters
Modern loft insulation stops warm air escaping — which means moisture stays in the roof space and condenses on the underside of the felt. Continuous soffit ventilation (10mm strip or push-in vents at 300mm centres) lets the roof breathe and stops loft mould.

Whether to replace the gutter at the same time
Yes — always. The gutter comes off to do the fascia anyway. Fitting new PVCu gutter adds £8–£12/m; aluminium seamless adds £30–£45/m. Refitting old gutter to a new fascia is a false economy — brackets rarely line up and the sealant joints leak within a year.

Can you replace fascia without scaffold?+
On bungalows and low semis a roof ladder is enough. Standard 2-storey needs a scaffold tower or edge protection — usually built into our price.
What colours are available?+
White is standard; Rosewood, Anthracite Grey, Black Ash and Cream at no extra cost from stock; RAL to order at 10–15% premium.
How long does the job take?+
Semi: 2 days. Detached: 3–4 days. We complete one elevation at a time so the house is never fully open to weather.
