Roof Scaffolding Costs Explained

Scaffolding is often the line that makes one quote look expensive next to another. Usually the difference isn't the price of the scaffold — it's that the cheaper quote doesn't include any.

Roof Scaffolding Costs Explained
  • Priced by elevation, height and hire period
  • Pavement or highway licence adds cost and lead time
  • Standard hire periods are typically a few weeks
  • Extended hire charged weekly after that
  • Edge protection is not optional on a strip
  • Included as a named line in our quotes

What drives the price

Number of elevations, height to the eaves, ground conditions, whether the scaffold has to bridge a conservatory or a driveway, and how long it's needed for. A single-elevation gutter job on a bungalow is a small fraction of a full four-sided reroof scaffold on a three-storey house — which is why a scaffold figure quoted without a survey means very little.

  • Elevations needed and height
  • Bridging over conservatories or extensions
  • Access for the erection crew
  • Hire duration

Licences and neighbours

If any part of the scaffold sits on the public footway or road, the council needs to licence it, which costs money and takes lead time. If it needs to stand on a neighbour's land we agree that in writing before booking. Both are things we identify at survey — discovering them on the morning of the start date is how jobs slip a fortnight.

Why a ladder-only quote is cheaper

Because it's leaving out both a real cost and a real protection. Ladder work is fine for a genuinely minor, accessible task. It is not appropriate for a strip, a reroof, a chimney or extended flashing work — and if something goes wrong on your property with an uninsured trader working off a ladder, it becomes your problem too.

FAQs

Is scaffolding included in your quotes?+

Yes, as a named line so you can see exactly what it costs rather than finding it as an extra later.

Can I hire the scaffold myself to save money?+

You can, but coordination and liability then sit with you, and the saving is usually small once the timing is factored in.

What if the job overruns the hire period?+

Extended hire is charged by the scaffold firm at a weekly rate. Where an overrun is our doing, that's not passed on to you.
