The three options — what they actually cost
Cap-and-leave is cheapest if the stack itself is sound (£380–£600). Stack-down to roof level removes the stack above the tiles and saddles the roof in lead (£1,400–£2,200). Full removal takes everything back to a floor below — needs a Building Regs application and steel beam in some cases (£2,400–£4,500).

Why Building Regs matter for full removal
Removing a chimney back through floors changes load paths. You need a structural calc to confirm what the bricks were carrying (often a purlin or floor joists) and a steel or timber beam installed in their place. Skipping this comes up in every survey when you sell — it costs more to retrofit later.

Can you make good the roof after removal?+
Yes — tile-in with matching tiles, full code 5 lead saddle, fresh underfelt and battens. The finished roof shouldn't look like there was ever a chimney there.
