A Realistic Roof Maintenance Plan
You don't need a maintenance contract. You need three things done at the right intervals, and the discipline to book the small job before it becomes the big one.

Annually
Gutters cleared after leaf fall and a slow walk around the outside with binoculars. That's it. It catches slipped tiles, cracked verge mortar, sagging gutter and overflow staining — the four things that turn into most of the repair work we do.
Every five years or so
A proper inspection from safe access: flashings, ridge and hip bedding, valleys, chimney condition, membrane state at the eaves and a loft look. Five-yearly is often enough on a sound roof, and it means problems are found while they're still a morning's work.

Event-driven checks
After a named storm, after any scaffolded work by another trade, and after any solar, aerial or satellite installation. Those are the moments roofs get damaged, and damage found within days is a repair rather than a winter's worth of slow water ingress into your ceilings.

Do you offer a maintenance contract?+
We don't tie people into contracts. We'll do the annual gutter clear and remind you when the five-yearly inspection is due if you'd like us to.
Is moss removal part of maintenance?+
Worth doing when it's thick enough to hold water at the laps or block gutters. We remove it by hand — jet-washing damages tile surfaces.
How much should I budget annually?+
For most houses, the cost of a gutter clear plus an occasional small repair. The five-yearly inspection is a modest one-off.
