Chimney Removal Cost — Full or Stack-Down
Three options when a chimney's beyond economical repair: cap it, take it down to roof level, or remove it completely back to a sound floor below. Each has very different cost and Building Regs implications — here's the honest breakdown.

- Full removal from £2,400
- Stack-down to roof level from £1,400
- Cap-and-leave from £380
- Structural Engineer sign-off included
- Tile-in / lead saddle after removal
- Brick & rubble taken away
The three options — what they actually cost
Cap-and-leave is cheapest if the stack itself is sound (£380–£600). Stack-down to roof level removes the stack above the tiles and saddles the roof in lead (£1,400–£2,200). Full removal takes everything back to a floor below — needs a Building Regs application and steel beam in some cases (£2,400–£4,500).
- ▸Cap only — £380–£600, half a day
- ▸Stack-down to roof, lead saddle — £1,400–£2,200
- ▸Full removal back to loft — £2,400–£3,500
- ▸Full removal back to ground floor — £3,500–£4,500+ (steel needed)
Why Building Regs matter for full removal
Removing a chimney back through floors changes load paths. You need a structural calc to confirm what the bricks were carrying (often a purlin or floor joists) and a steel or timber beam installed in their place. Skipping this comes up in every survey when you sell — it costs more to retrofit later.
FAQs
Do I need consent if my house is in a conservation area?+
Often yes for full removal — chimneys are usually considered character features. We check the local conservation policy before quoting.
Can you make good the roof after removal?+
Yes — tile-in with matching tiles, full code 5 lead saddle, fresh underfelt and battens. The finished roof shouldn't look like there was ever a chimney there.
What about the fireplace inside?+
We work with a plasterer who removes the chimney breast and makes good the wall — quoted as a combined package if you want.
