Warm Conservatory Roof Conversion

A warm-roof conversion turns a freezing-in-winter, roasting-in-summer conservatory into a proper year-round room — insulated tiled roof, plastered ceiling, U-value under 0.18. Typical price for a 3m × 3m lean-to: £6,900–£9,400.

Why a warm roof, not a replacement conservatory

Modern polycarbonate and even glass conservatory roofs still lose 3–4× more heat than a solid roof and hit 35°C in July. A warm-roof conversion keeps the existing frame and walls, replaces just the roof with an insulated tiled system, and instantly meets Building Regs for habitable space.

The two systems we install

Both are LABC-approved and structurally engineered for the existing frame — no new footings needed.

  • Guardian Warm Roof — lightweight tile finish, plastered ceiling, best all-rounder
  • Equinox by Ultraframe — slate-effect option, deeper eaves detail
  • Both: 250mm insulation, breather membrane, spot-lights optional
  • Both: 10-year insurance-backed guarantee

Building Regs — why it matters

Once you insulate the roof properly the conservatory becomes 'habitable space'. Building Control needs to see thermal calculations for the whole envelope. We handle the LABC application and sign-off as part of the price — it's not an extra.

FAQs

Will my existing frame take the weight?+

Yes on 90% of conservatories built after 1995 — the systems are designed to be lighter than glass. We do a free structural check first; the odd early-1990s frame needs local reinforcement.

Can I keep the existing plaster inside the walls?+

Yes — we only replace the roof. Walls, windows and floor stay untouched.

How long does the conversion take?+

3–4 days from strip-out to plastered ceiling. Room is unusable for 2 of those days. We tarp overnight so weather isn't an issue.
