Leaking Velux & Roof Window Repair
Velux leaks are almost always the flashing kit, not the window itself. We diagnose properly and fix the actual cause — not just replace the window unnecessarily.

- Flashing kit renewal (EDW / EDZ / EDL)
- Seal & gasket replacement
- Full Velux replacement
- Condensation diagnosis
- Plain tile, slate & profiled flashings
- Velux & Fakro supported
Why your Velux 'leak' might be condensation
About a third of Velux leaks we get called to are actually condensation running down the inside of the glass — usually a bathroom or kitchen Velux with no extractor. We tell you straight on the first visit so you're not paying for repairs you don't need.
What the flashing kit actually does
The flashing kit (EDW for tile, EDL for slate, EDZ for low-profile) is what makes a Velux watertight — the window just sits inside it. Most genuine leaks are the apron flashing perishing or the kit being fitted the wrong way around years ago.
FAQs
Is it cheaper to repair or replace the Velux?+
If under 15 years old and only the flashing has failed, a new flashing kit (£250–£450 fitted) is the answer. Older windows where the seals are gone — replacement is usually better value.
Will you fit a Fakro instead of Velux?+
Yes — Fakro flashings are cross-compatible and often slightly cheaper. We'll quote whichever you prefer.
