Garage Roof Replacement Cost & Options
Most 1960s–80s garages are still wearing their original three-layer felt and it's well past it. We strip back to deck, check the joists, and re-cover in EPDM, GRP or torch-on felt — properly detailed at the drip and abutment.

Why old garage felt fails first
Felt was the standard from the 1960s through the 1990s — cheap, but it bakes hard in the sun and splits at every overlap by year 20. Once water gets under the felt it rots the deck, and from there the joists. Most garages we re-roof have at least one soft board.
Pick the right covering
EPDM is the default for most garages — one piece of rubber, no seams on anything under 6m wide, 20-year warranty. GRP fibreglass makes sense if you'll walk on it (storage, balcony above). Torch-on felt is the budget option and still gives 15 years if detailed right.

What we always check before quoting
Deck condition (probe the soft spots), joist ends at the wall plate, fall toward the gutter, and whether the gutter itself is overflowing back under the trim. A roof that's only failing because the gutter is blocked doesn't need replacing — we'll tell you.

Can you re-roof in a day?+
Most single garages are stripped, re-decked where needed, and fully covered in EPDM inside one working day. Double garages take 1.5–2 days.
Do I need Building Regs for a garage re-roof?+
A like-for-like covering replacement doesn't need it. If you're adding insulation or changing the structure, you do — we handle the Building Notice.
Will you take the old felt away?+
Yes — all old felt, soft deck and packaging is taken away and disposed of in our waste transfer licence. Nothing left for you.
