Why patching old felt rarely works
Once mineral felt has gone brittle and cracked, patches lift at the next freeze. Spending £200 on a patch every winter for three years costs more than a full EPDM overlay and gets you nothing at the end of it.
Repair vs overlay vs full replacement
If the deck below is solid and the failure is localised, we'll patch. If the surface is generally tired but the deck is sound, an EPDM overlay over insulation is usually best value. If the deck is soft or rotten, it's a full strip and replace.
