Why we fit EPDM over felt or fibreglass

Felt cracks. Fibreglass needs perfect conditions to lay and cracks at flex points. EPDM is laid in one piece on most home extensions, has no seams to fail, and flexes through hot and cold without splitting. It's the right call for almost every domestic flat roof under 50m².

EPDM flat roof cost — 2026 prices (Bucks)

Supplied and fitted prices for a typical domestic extension roof, scaffold and waste removal included. Smaller jobs (porches, bay roofs) price slightly higher per m² because the fixed costs don't scale down.

EPDM vs felt vs fibreglass — straight answer

Three-layer torch-on felt is cheapest upfront but realistically 10-15 years on an extension. Fibreglass (GRP) is harder, walkable, and seamless on flat areas — but cracks at flex points and at the wall upstand more often than EPDM. EPDM is the most forgiving install, no seams on most roofs, and outlasts both. Unless you specifically need a walkable finish, EPDM is the right call.

How we install EPDM (start to finish)

A typical 25m² extension roof is a two-day job for two roofers — three days if the deck needs replacing.

  • Day 1 AM: scaffold up, strip old covering, inspect deck
  • Day 1 PM: replace any wet OSB, fit PIR insulation, new deck overlay
  • Day 2 AM: relax membrane (sit it out flat for an hour), then glue down with contact and water-based bonding adhesive
  • Day 2 PM: form upstands and corners, dress GRP trims, dress lead to walls
  • Photo handover, manufacturer guarantee paperwork, scaffold down

FAQs

How long does EPDM last?+

30 years minimum, often 50+ when laid properly with edge protection. Manufacturer guarantees run to 20 years; real-world life is much longer.

Can EPDM be walked on?+

Occasionally for maintenance, yes. For regular foot traffic (a roof terrace) we'd add protection boards or paving on adjustable pedestals.

Do I need building regs for a new flat roof?+

If you're replacing more than 25% of the area, yes — the new roof has to meet current Part L thermal values, which means PIR insulation. We handle the spec and notify Buckinghamshire Council Building Control on your behalf.

Can EPDM be laid in the rain?+

No — the deck and membrane both need to be dry for the bonding adhesive to grab. We schedule around the forecast and won't start a job if there's a risk of getting caught out mid-install.

Does it come in different colours?+

Standard is black. White EPDM is available (slightly more expensive) and worth it on a south-facing roof under a window where heat reflection matters. Most domestic roofs go black.

What's the difference between Firestone RubberCover and ClassicBond?+

Firestone RubberCover comes in widths up to 6.10m so most home extensions get a single seamless sheet. ClassicBond is the equivalent at a slightly lower price point. We use both — choice depends on roof dimensions and what gives you a one-piece install.
