Why the existing frame usually takes the new roof fine
Modern lightweight systems (Guardian, Tapco, Equinox) are designed to swap onto an existing frame after a structural check. About 90% of frames we look at are fine; the remaining 10% need a brace or post upgrade — we tell you up front.
Why Building Control matters here
Replacing a glass/polycarb roof with a solid roof changes the legal status of the room — it's now an extension. That triggers Part L (insulation), Part B (fire) and structural sign-off. We submit the Building Notice as part of the quote.
FAQs
Can I keep some natural light?+
Yes — a hybrid roof keeps one or more roof windows in the new solid roof. Most clients want at least one for the south-facing slope.
Will the new roof leak at the house wall?+
Not if properly detailed — code 5 lead flashing into brickwork, full underlay tucked under the house tile course, proper raglet cut. We don't rely on render-and-hope.
