Why concrete tiles fade and fail
The colour coating on concrete tiles wears off after 25–30 years, leaving porous concrete exposed. They start absorbing water, get heavier, and frost-damage at the nail head. A reroof is usually better value than tile-by-tile at that stage.
Strip and reroof vs overlay
We don't overlay concrete tile roofs — it doubles the dead load, hides batten rot, and you can't refit ventilation properly. A full strip lets us replace felt, battens, leadwork and insulation in one go.

How long should a concrete tile roof last?+
40–60 years for the tile, but the underlay and battens usually fail at 35–45 — which is the trigger for a reroof.
Can you reuse my existing tiles on a reroof?+
Sometimes — if they're sound, well-coloured and still on a current pattern. We give you an honest assessment before quoting either way.
