What drives the price up or down

  • Scaffold reuse: if other roof work is happening, chimney pricing drops because scaffold is already up
  • Number of pots: a four-pot stack takes more lead, more flaunching and more time than a single-pot
  • Brick match: standard reds and yellows are off-the-shelf; matched handmade or Bucks-area stocks add £150–£400
  • Lead grade: Code 4 is standard for soakers, Code 5 for aprons and back-gutters — using Code 5 throughout adds ~£150
  • Conservation area: handmade bricks and lime mortar are usually required — adds 15–25% but keeps planning happy

Repoint vs partial rebuild vs full rebuild

Honest decision tree we use on site:

  • Pointing receded <10mm, bricks sound → repoint only (£600–£950)
  • Top 3–5 courses spalled or pointing gone but base sound → partial rebuild from corbelling up (£1,200–£2,200)
  • Stack leaning, stepped cracks through bricks, or >30% of bricks spalled → full rebuild from roof line (£2,400–£4,500)
  • Redundant stack (no fire, no flue, no plans) → cap below roof line and weather in (£900–£1,800) — best long-term value

When a rebuild is worth it

If the stack is leaning, has stepped cracks, or the brick faces are spalling badly — repointing won't fix it and you'll be back in a couple of winters. A rebuild done properly should outlive the rest of the roof.

Can I just have the chimney removed?+

Yes — if it's redundant (no fire, no stove, no plans), capping below the roof line is often the cheapest long-term solution. £900–£1,800 typically, never a flashing problem again.

Is scaffold always needed for chimney work?+

For anything other than the very smallest one-pot stack, yes. Anyone quoting chimney work off ladders is taking a risk we wouldn't take.

How long does chimney work take?+

Repoint and flashings: 1–2 days. Partial rebuild: 2–3 days. Full rebuild from roof level: 3–5 days. Scaffold is usually up for the full duration plus a day either side.

Will I need planning permission?+

Like-for-like repair or rebuild is permitted development. Changing the height, removing entirely, or work to a listed building or conservation-area property needs consent — we handle the paperwork with Buckinghamshire Council where required.

Why are stacks so expensive to fix?+

They're the highest, most exposed part of your roof and almost always need full scaffold rather than ladders. Scaffold alone is £400–£900 of any chimney quote — the actual brick and lead work is usually less than half the total.

Can you match my existing bricks?+

Yes — we save and re-use as many of the existing bricks as possible (especially face bricks). For replacements we match colour, texture and size; handmade Bucks stocks are available where conservation rules require.
