Signs your chimney needs a rebuild, not a repoint

Repointing works when the bricks are sound and only the mortar has gone. A rebuild is needed when the bricks themselves are spalling (face falling off), the stack is leaning more than 20mm off vertical, or mortar has failed so far down that individual bricks move by hand.

Partial vs full — how to decide

If damage is confined to above the roofline, partial rebuild from the flashing up is cost-effective and doesn't need Building Regs. If the base of the stack in the loft space is damp-stained or bulging, the whole stack goes — otherwise you're rebuilding the top and the base fails next.

Matching the brick

Original Buckinghamshire stock is usually a mid-orange handmade or a Luton grey. We source reclaimed to match colour and texture — modern machine-made brick looks obviously wrong on a Victorian stack. Extra £180–£320 on the brick spec but essential in conservation areas.

Do I need planning permission to rebuild a chimney?+

Not if you're rebuilding to the same height and profile. If you shorten it or change the pot count it may need consent in a conservation area.

How long does a full rebuild take?+

3–5 days including scaffold up/down. Weather-dependent — we don't lay bricks in heavy rain because the joints wash out.

Can you rebuild without removing the pots?+

If the pots are sound we lift them off, rebuild underneath, and re-bed on fresh flaunching. Cracked pots are replaced with matching clay.
