Where chimneys actually leak from

Nine times out of ten: the lead flashing at the roof line has perished, lifted or been bedded badly with mortar instead of lead wedges. Other usual suspects are cracked flaunching at the top of the stack and open joints in the brickwork letting wind-driven rain through.

How we fix it for good

We strip the failed lead, rake out joints properly, fit new Code 4 or 5 lead flashings dressed and wedged into the brickwork, and patress-pointed in. Done right, it should outlive the rest of the roof.

Classic sign of failed flashings or open joints on one face of the stack — water only enters when it's hitting that side hard. Easy to miss in a quick look up.

Should I just have the chimney removed?+

If it's redundant and you've no plans for a stove or fire, capping it off below roof level is often cheapest long-term — no more flashings to maintain.
